A small city of about 3.3 square miles inside a much larger, mostly rural ZIP area.
Fillmore (city)
Incorporated July 10, 1914, with about 5,259 housing units today.
Downtown and the depot
The old Southern Pacific depot and the State Bank building are both County landmarks.
The 93015 ZIP area
About 93 square miles, mostly farmland, yet the city holds about 88% of its homes.
Sespe side
The Sespe Ranch bunkhouse and Sespe School are on the County's landmark list too.
Two building waves, a century apart
Census estimates put the median home at 1978, but no single decade holds even 18% of the housing. About 12.3% of units predate 1940 and about 23% went up in 2000 or later. Three in four (75.1%) are detached houses, and 9.7% are mobile homes.
So an opening framed before the war and a garage built last decade can sit a few streets apart, and they need different things: careful measuring on the old ones, battery-backup openers on the new.

What makes garage work out here different?
The houses span a century, so the garage work does too. Census estimates put about 12.3% of homes before 1940 and about 23% after 2000, which can mean an old opening on replacement springs of unknown age on one street and a newer opener without battery backup on the next. The 1994 Northridge earthquake badly damaged downtown, which was rebuilt in the years after, and SCEDC lists the town among the places near the Oak Ridge fault. So we measure every opening, size springs to the door as it stands, check openers against California's battery-backup rule, and write the price down first.
Old openings measured
Pre-war openings are rarely standard sizes, so nothing is assumed.
Springs sized to the door
Matched to its real weight, then balance-tested by hand.
Backup checked
Openers without battery backup are flagged before any door is ordered.
Seals for fire season
Bottom and side seals checked against the 1/8 inch limit.
When has fire reached this end of the valley?
In October, every time so far: each fire perimeter on CAL FIRE's historic map that reaches today's city started that month.
- 2003 Piru fire: over 63,000 acres in the record; its perimeter covers about 8% of the city.
- 1998 Piru Incident: about 4% of the city.
- 1984 Squaw Flat fire: about 4%.
- 1971 Goodenough fire: about 4%.
- The 2025 map: the City adopted CAL FIRE's hazard map on May 13, 2025, effective July 1, and its GIS viewer shows each parcel's zone.
Where the state's wildfire rules apply, the gap around a garage door is capped at 1/8 inch on the bottom, sides and top.
